Quiet bed frame with a headboard?
I've got the queen Chorus model from Burrow. Got it 2 years ago for just under $1,300. Really solid, quiet. My only complaint is it's pretty low to the floor.

Loveseat/small couch recommendations?
My friend got a loveseat from Burrow and really likes it. It’s modular, easy to move, comfy, and the fabric holds up well with pets. Might be worth checking out since it fits small spaces and still looks nice.

What do you think of answer I got regarding OSB?
Burrow is nontoxic. I might go with them. On same their sofas are affordable. Right now they're back up to regular price.
