  What’s a purchase that’s not fun, not flashy but now you swear by it?

  Ironic because of “flashy” but sunsy shine bulbs. Lots of marketing buzzword with LED/smart bulbs, but picking quality bulbs is vital to your health. Many LED bulbs have flicker we don’t see, represent colors incorrectly etc. Folks are opting for RGB smart lights but Lutron Caseta and sunsy shiny bulbs for the win

  Do smart home items really work in long term?

  I highly recommend LUTRON CASÉTA smart light switches. I installed them myself. They work perfectly every time. We have the back door entry lights come on when it senses a family member near the house, another light turns on automatically at sunset, still others rotate on when we are on vacation…etc. I cannot say the same for GOOGLE HOME — it is AWFUL. Stay away. The only thing it does well is cause me to swear. No joke. On the other hand, Apple HOMEKIT, which I got to replace Google Home, works seamlessly. What it can’t do is certain web searches (because of Google’s monopoly) and it is best if your family has Apple devices, but like the Lutron lights, I HIGHLY RECOMMEND.

  Do smart home items really work in long term?

  It will seem easy to just jump on Amazon and buy any smart product be beware of a lot of cheap devices. Think about essential items that you can make smart and look for quality brands that have a reputation. Also a good rule of thumb is to make a smart home to will work as a dumb home too, e.g. what happens when your internet is down or when someone doesn't have their phone/app? Examples: -Smart bulbs. You can get some cheap smart bulbs that will likely be a pain to use and might die in a year or two. Or you can get something like HUE from a company that has a track record of quality items. It'll be much more expensive but worth it. -Light/wall switches. Not everything needs a smart bulb. In fact, I'd say most people would prefer a smart light switch that works exactly like a traditional one, but with the option to just turn on and off a light. I spent an extra $20-30 a light to have color bulbs in my kitchen. Ask me how many times I've actually used a color feature? Maybe 5 times when I just installed them. Most of the time I am just adjusting the brightness or turning them off and on. -Home appliances: if it's a traditional appliance made smart, id avoid them. Your washer doesn't need to connect to the internet. Just wait till you cant wash your clothes because your washer is in the middle of an update. Only thing id actually recommend is a robot vacuum. Roborock is my pick. -Home security: cameras, smart locks. Again, don't just go to Amazon and pick the first one. There are companies that have been making locks for years such as Schlage that offer smart devices now. Their priority is a quality lock that works like a normal lock with their secondary goal being to make it smart. Brands I recommend: Philips hue, Inovelli, Lutron, Schlage, Roborock, Reolink.

  I'm going on 20 years with smart home devices. The Lutron Caseta system is especially bulletproof.

  Do smart home items really work in long term?

  I bought and installed my own lutron blinds. They were mind-numbingly expensive for only three windows, but we can’t reach them and the afternoon sun comes in like a death ray. They open and close on a schedule i set up.

  What’s your best lazy-but-functional home upgrade?

  Window treatment. Whether it’s blackout curtains, decorative shades, or nice thick blinds. Or blinds that can open top-down in addition to bottom-up. Whatever gives you better control of light and that you like the look of.  We got a powered blackout roller shade for our bedroom. It’s the best. Only regret is that I didn’t get one that’s more expensive so it would be quieter. (Lutron)
