Carpet Cleaner Recommendations
I bought a Rug Doctor Mighty Pro. Similar to the rental units. I've had it for 15 years and it it wokrs perfect. The price has gone up over the years but still worth it IMO.

Can someone recommend a commercial upholstery cleaner that can do rugs and mattresses as well?
If you’re looking to buy, I’d go for a good portable extractor like a Bissell Big Green or a Rug Doctor Pro, they handle rugs, upholstery, and even mattresses pretty well. Just make sure whatever you choose has strong suction and comes with the right attachments for furniture and tighter spaces.

Look into a decent spray extraction machine, something like the Bissell Big Green or a Rug Doctor. They handle rugs, upholstery, and even mattresses pretty well, and if you’re cleaning semi-regularly it’s usually worth owning one over renting.

Pet carpet washer/cleaner
I would get a rug doctor if you are serious. I'm in the UK and the American models look different, but if they clean as well as the machines over here then it is a win. Not small, not cheap, but the absolute business. In the UK you can buy refurb machines directly from them.
